We have completed many large residential projects, including new-builds, re-builds, full cladding replacement, complete internal renovations, extensions, new basements, new attics, new garage/carports, and house lift/propping works.
Torpedo Bay Construction defines it’s ‘residential’ jobs as the larger new-builds, re-builds or extension projects valued at over ~$200k. TBCon has completed more than 15 of these projects since inception. It’s this size project where efficiencies in both TBCon and the construction process are truly realised, as the cost of the Building/Resource Consent, consultants/subcontractors and documentation is effectively spread over a much larger build.
Some of the completed residential projects can be seen in the Case Studies tab, and these include several house re-builds, several house layout ‘flips’ (to better accomodate living areas and aspect), and several extensions to existing houses.
In the majority of these projects, certain aspects of the existing house was to be retained which most often is the hardwood flooring and the roadfront aesthetics, whether that be a villa bay-window or a bungalow cedar shingle gable. Despite often being in a restricted heritage zone with numerous heritage controls, these visual aspects are more often than not specifically requested to be retained/re-built by the client rather than the Resource Consent.
While tricky to achieve several of the more aesthetic details apparent on many of the old villas and bungalows (e.g curved villa entrance roofs, cedar shingle-clad bungalow gables etc) while meeting modern building standards, TBCon has shown this is not only achievable, but not cost-prohibitive either, through incorporating practical design with pragmatic, modern construction methodology. Several examples of these aspects can be seen in the Case Studies tab.
If you have a project in mind, we’d love to have a chat about it. Let’s see how we can turn your vision to reality!
