Renovations are the ‘bread and butter’ of Torpedo Bay Construction’s workload. Since inception, we have completed over 100 renovation projects ranging in size from small rot-treatment of timber joinery right through to an extension and complete re-build of a prominent 100 yr old heritage bungalow, plus everything in between.
The most common type of job, and something that TBCon has inadvertantly become experts in, is the renovation of existing bathrooms in timber-framed houses to transform them into modern, tiled, fit-for-purpose spaces, including creating the flush-entry threshold at the bathroom entrance door.
For these sort of projects, TBCon typically manages the whole process from the initial onsite meeting with the client through to achieving the final Council Code of Compliance Certificate (CCC). The steps in between can include forming the concept design for client approval, engaging and managing the various design consultants and the Building/Resource Consent application, achieving the approved consent, engaging and managing subtrades and material suppliers, all on-site works, all Council and consultant site inspections, all documentation and quality assurance checks, and the final Council documentation check to receive the CCC.
TBCon has completed many commercial and residential renovation projects including internal layout changes, kitchen & bathroom replacements, external wrap/RAB & cladding replacements, re-insulating & internal re-lining, new/replacement timber decks & fences, subfloor strengthening & re-levelling, joinery alteration & replacements, rot treatment & repairs, and many other building works.
