COMMERCIAL CONSTRUCTION

Torpedo Bay Construction has completed several commercial building projects, with the standout project being the seismic strengthening and complete refurbishment of the unreinforced masonry building located at 33 King Edward Parade.

Within this building there are four individual commercial tenancies, and four high-end apartments, that TBCon was engaged to complete the fit-out for.

The most notable of these commercial tenancies is the waterfront cafe/restaurant space where Dulcie cafe now operates from. TBCon designed, procured, managed and implemented all aspects of the fitout of this space, including the front-of-house commercial kitchen area, built all fixed seating and cabinetry, timber flooring patches/repairs, designed & built hanging shelving, and designed & built the associated bathrooms. This fitout project had many constaints, including working within a heritage-listed building and working in and around existing residential and commercial tenancies, but TBCon worked closely with the Dulcie operator to achieve a result that suited both the client and the cafe operator’s budgets, aesthetics and desired operational layout.

The other commercial tenancies in this building are office spaces and have a similar envelope to the cafe, albeit with a more open-plan aesthetic to them. The two major constraints within these offices spaces were the two prominent 100yr-old brick walls that TBCon uncovered and tidied up during the construction work, and also the new diagonal steel seismic strengthening braces that were installed around the perimeter. Both of these features are purposely made visible from the roadside, so if you haven’t seen them, go have a look!
